Check rapport through making sure your system language is matched, which they're following you. For example, if you lean back in your chair, they should do so as well. Or where you're standing, then so should they, if you shift slightly in your chair.

Then simply question them some open ended questions regarding some general things that they desire. Keep these dedicated to the theme of the things you're referring to, so that you can weave them in to the conversation.

For example, if you're selling somebody an alarm system, you can get them talking about security, enjoying their home, things they like to do in their home when they're feeling safe.

You'll have to have a bit of listening creativity. The idea is always to let the conversation just flow naturally wherever it is going, while keeping an ear out for warning signs of these "desires."

Once you've got some of them, you can start using "assuming the close" language.

Basically it is like this:

[future pace doing the things i want] = [enjoying your benefits]

Say their benefits are = enjoying long extended family dinners, not worrying about burglars, and achieving cheaper insurance.

You're closing statements start out with words like, "after," "when," "the moment," which presume something will almost certainly happen.

Examples:

After you have a security system installed, it will probably be nice to have those long, dinners.

You'll be able to contact your insurance company and start saving money, as soon as the system has been installed completely.

When you've got your alarm system all set up and dialed in, you'll never be worried about burglars again, since statistics reveal that homes with clearly identified security systems are almost never broken into.

The best way to introduce these in to the conversation is wait so they can say something related, and after that bring these up. Like that, you won't seem a cheesy salesperson attempting to force the conversation.

Once you try these out several times, you'll observe how easy it is to obtain all of the stuff you want.
